Greetings Fellow DM3 Homeowners!

Fall is upon us and with it the cooler temps. While weeding may not be a pleasant activity for some, at least it’s more doable when it’s not so hot out. Our Grounds and Weeds crew, Johnny, Ken, and Janice will be coming around this month to scope out any overgrown or problem areas that need your attention. It’s up to all of us to keep our properties tidy to prevent weed spread and maintain property values.

Another area of concern is safety in our neighborhood. There have been a few break-ins and vandalism. To date, only two of the perpetrators have been caught and sentenced (probation). The others are still out there.

Suspected illegal drug activity has also started up again. That criminal element was caught but released so they seem to be at it again. The Sheriff’s Department is aware of this but could use our eyes and ears. If you see anything that looks out of the ordinary, for your own safety do not intervene, but please call 911 immediately. It doesn’t do any good to report it the next day when the incident has passed. If the Sheriff’s Department is going to be of help they need to know about it when it is happening.

We are coordinating with SAV (Sheriff Auxiliary Volunteers) to speak at our next Board meeting and evaluate whether or not there is enough interest in forming a Neighborhood Watch group. Next Board meeting is Wed., Nov 15, 2023 at 3pm at Abrego South. So, here is your chance to come and hear what SAV has to say about neighborhood safety.

The Nominations Committee is accepting Nominations for our 2024 Election. There are two Board openings. They have already received one Nomination for a Board position. The Nominations Committee will meet on Thurs., Oct 12, 2023 at 10am (call for location) to get organized for the Election. You have until Nov 30th to turn in your Nominations. Hello Fellow DM3 Homeowners,

The Minutes of our last Board Meeting on Aug 16th are now posted to our website, www.desertmeadows3.com.

Please think seriously about volunteering to serve as a Board member. If we are to maintain a valid HOA and our status as a 55+ community with AZ state, we need members willing to volunteer a bit of time and energy. The bulk of the regulatory paperwork is done by the Secretary and the finances are handled by the Treasurer so the other Board positions don’t require a lot of time. There will be two open three-year Board positions for the 2024 election. Once elected to the Board by the Membership, the Board then elects its officers at its Organizational Meeting. If you’d like to submit a nomination and short biography so we know who you are please email nominations@desertmeadows3.com.

John Powell is unsure how much longer he will be able to serve on and Chair the Grounds & Weeds Committee. He requests that all members control their weed growth during this Monsoon season. Thank you to Janice Robinson, who, during the Board Meeting, volunteered herself and her husband Ken, to serve on Grounds & Weeds. There are 223 Lots in our HOA. If you like to walk for exercise please consider helping out on the Grounds & Weeds Committee whose whole purpose is to help maintain property values by spotting & reporting potential overgrowth, not to mention, possible fire hazard from dried out weeds and grasses. You can volunteer by sending an email to grounds@desertmeadows3.com.

The new Social Committee is still organizing. If interested in joining Lois and Coleen, please email info@desertmeadows3.com for contact information.

In light of recent activity in our neighborhood, there is talk of forming a new Neighborhood Watch group. Sheriff’s Auxiliary offers help and training. If interested, please email info@desertmeadows3.com for more information.

Hello to our fellow DMIII members!

There’s just not much to say right now. The heat seems to be keeping us all inside for most of the day. This Fall, when it’s cooler, we’ll be thinking about Nominations for two Board openings for 2024 so please keep that in mind when looking at your schedules. Hopefully, you can fit in some time and volunteer to help keep this HOA alive and well. We are fortunate that we have no common property to maintain which keeps our annual dues low. We do, however, need to stay on top of the paperwork and maintain a Board of Directors to comply with State regulations.

To our fellow DMIII Homeowners,

PLEASE BE AWARE!

What were thought to be two break-ins were discovered this morning on E. Santa Rebecca. Next door to each other, both seasonal so no one was home.

The glass in the back patio door was broken on one house. On the other house a garage window was broken. Other windows were broken as well and ball bearings were found. It appears that these weren’t really break-ins but vandalism. The same thing happened to another neighbor farther down on E. Santa Rebecca about a month ago when a ball bearing broke their front living room window.

Someone is using windows as target practice (for a slingshot perhaps?) in our neighborhood at Homeowners expense, not to mention the damage a steel ball bearing could do if it hit someone.

The Sheriff’s department was called and they dusted for fingerprints.

Hopefully, the perpetrator(s) will be caught.

Please remain vigilant about your property and your neighbors if they are not home. If something isn’t looking or sounding right, call 911.

On another note: The hot dry weather increases fire danger in our area. Dead and dried weeds, flowers, and grasses are fuel for a fire and it will spread rapidly. The Fire Department was out again and expressed their concern, especially in our alleyways many of which have not been maintained and are overgrown. It is our responsibility as Homeowners to maintain our yards and alleyways. Please dispose of the overgrowth appropriately in your garbage can and not by throwing it over your wall into the alleyway.

To our fellow DMIII Members,

The Unapproved minutes from our May 17, 2023 Board meeting have been posted to our website, desertmeadows3.com.

A few items of concern for you to note as follows:

Please be aware, we have learned that the area between the sidewalk and roads are County owned, however, the Homeowners are responsible for maintaining that area but are discouraged from planting anything there because the County reserves the right to remove plantings especially if they interfere or impede with the sidewalks or roads. So please, don’t spend your time and money on trees and plants that shouldn’t be planted in that area.

Our alleyways are becoming overgrown and Homeowners are strongly encouraged to get the weeding and trimming under control before the Monsoon season. Overgrown weeds and shrubs interfere with vehicle and foot traffic and can be a haven for rats and snakes and also a potential fire hazard.

Green Valley Council offers HOA members (which you are) free notary services. Information on the Council can be found on their website gvcountil.org. They suggest that you call ahead to make sure a notary is on staff at the time you need one. Their number is 520-648-1936.

There is still an opening on the Board for a Member-at-Large until the end of this year and there will be more openings for Board members which you will be hearing more about after the August Board meeting when the Nominations Committee starts their work for the upcoming 2024 election. Please consider volunteering to run for a Board position. Without a functioning Board the work required of an HOA to maintain their status with the State cannot be done.

May 2, 2023 TO OUR FELLOW DM3 HOMEOWNERS

Following is the Announcement and Agenda for our May Board Meeting.

There is still an opening on the current Board for a Member-at-Large. This would be a short-term appointed position until our next February election and is a good way to experience the inner workings of our Homeowners Association.

There have been a couple of incidences in the neighborhood involving disruptive and dangerous behaviors and soliciting. 911 was called and the Sheriff’s Department responded and dealt with it. We are all the eyes and ears of our community. See something, say something.

There will be openings on the Board for the February 2024 Election and openings on the Grounds & Weeds Committee. There is talk of the need to organize a Neighborhood Watch again. The main function of DM3’s HOA is to protect property values and our 55+ status. The future of DM3 depends on members willing to volunteer. Please consider what you can do to contribute.

Annual Meeting Update to DMIII Members:

The Board Meeting, Annual Meeting, and Board Organizational Meeting were held last Wednesday, February 15th.

The Minutes of those meetings are posted on the website, www.desertmeadows3.com.

Please read through them and stay up to date on the happenings with our HOA.

The Highlights were:

2022 Financial Report was audited and 2023 Budget was approved.

While our front yards look pretty good, the alleyways are out of control. The Fire Department came out and did an assessment. Homeowners are responsible for their ½ of the alleyways. Per the Fire Department, cacti, shrubs, plants, and hanging tree limbs do not belong in the alleyways. If a fire truck is damaged (scratched) while traversing the alleyway, the Homeowner will be billed for the damage. Dry plants and weeds are also a potential fire hazard. Time to trim back the shrubbery and trees and weed those alleyways.

Morris Brown was elected by majority vote to the Board for a three-year term and the 2022 Minutes were approved.

John Powell will continue for another 3 months but will be resigning from the Grounds & Weeds Committee after that. We are in need of volunteers. He and Eduardo Cavazos have been serving on the committee but suggested that more help is really needed. It is a big task for just two people.

It is important to remember to call 911 for anything you see that is out of the ordinary for our neighborhood. Reporting things as they are happening is imperative to get the Sheriff’s Department involved. It does work. They have responded to several “incidences” in our neighborhood.

If barking dogs are an issue they can be reported too. Pima County Animal Control will respond. If the nuisance continues, ASPCA can get involved.

Mike Norman has resigned from the Board due to employment conflicts.

The Board members should total an odd number so this creates an opening on the Board. If you have any desire at all to volunteer and find out how our Board operates, you can be appointed to Board Member-At-Large for one year until the next election.

Board Meeting dates for 2023 are May 17th, August 16th, and November 15th.

For those of you who have already paid your 2023 dues, thank you. If you haven’t yet paid, please do so as soon as possible. Invoices, HOPA forms, and Ballots were mailed out December 30, 2022 and due back by February 1, 2023. If you didn’t receive it please let us know so we can get an invoice to you. The DM3 HOA dues are $35.00. That is for the whole year. It ensures that we can pay our GVC dues and cover postage, office expenses, insurance, taxes, etc. to operate Desert Meadows III, Inc. HOA. Because we are an HOA we can maintain our 55plus status with Arizona State. Through our CC&Rs we also try to protect our property values. This year one member even contributed extra to go toward the Legal Fund.

Hello to our Fellow DM3 Homeowners!

The Minutes for the November 16, 2022 Board Meeting are now posted on our website, www.desertmeadows3.com.

Grounds & Weeds Committee is asking all Homeowners to assess the weed growth, overgrown shrubs, and untrimmed trees in their yards. The fronts look pretty good but because of all the Monsoon rains this year many of the backyards have become overgrown.  Please don’t forget the alleyways. Trees and shrubs need to be trimmed back so as not to impede utility and emergency vehicle passage. If you see erosion in the alleyway, please notify the Grounds & Weeds Committee or a Board member so they can get that information to the County. Follow up inspections will be done in December.

The CC&R Revisions Committee continues with their work evaluating the 2006 and 1978 CC&Rs for possible updating. They should have something ready to present to Homeowners for their feedback in the Fall of 2023 and ready for voting in 2024.

There has been interest in continuing with the Socials. Two volunteers have come forward to serve on the Social Committee. Like to plan parties? The Social Committee needs you. Contact info@desertmeadows3.com to volunteer.

There is one opening on the Board for the 2023 election. The Nominations Committee will continue to accept candidate nominations and/or biographies through November 30th.  Morris Brown has submitted his biography but he encourages younger and more energetic candidates to come forward. Contact nominations@desertmeadows3.com to submit a bio or ask any questions you may have about serving on the Board. Ballots and Invoices for 2023 Dues will be mailed out on December 30th and must be returned by February 1, 2023.

There is a new page on our website entitled Emergency Resources. This page contains links to websites for Pima County and Green Valley Emergency Services like Sheriff’s, SAV, and Fire Departments. Their websites contain helpful information and programs offered. These agencies are there for you. Here in Green Valley 911 is the number to call for everything. If a true emergency, they will send help. If not an emergency situation, they will route your call to the proper agency.
